Rumah Selangorku FAQ
The answers below come from information published on the LPHS website, with the source and the date checked. Everyone’s situation differs; LPHS decides eligibility.
Who can apply for Rumah Selangorku?
The applicant and spouse must be Malaysian citizens aged 18 or above. The applicant or spouse must not already own a home in Selangor, whether through a government or a private project.
What is the household income limit?
Depending on the type applied for, combined monthly household income of husband and wife must not exceed: Type A: up to RM3,500; Type B: up to RM7,000; Type C: up to RM10,000; Types D, E and E Khas: up to RM14,500.
I or my spouse already own one home in Selangor. Can we still apply?
The applicant or spouse must not already own a home in Selangor, whether through a government or a private project. The LPHS FAQ also describes “Rumah Selangorku (developer registration)” projects: the list of names comes from the developer, and an applicant or spouse who owns only one property may apply under that category. Which registration applies to you can be confirmed during your consultation.
How many types can I apply for at once?
Only one type (A, B, C, D or E) can be chosen in an application.
Where do I apply, and how long is an application valid?
Register online on the LPHS eHartanah website (ehartanah.lphs.gov.my) and make sure the right category is chosen. Each registered application is valid for 2 years.
How long after buying can I transfer ownership?
Transfer of ownership is allowed only after 5 years from the date the sale and purchase agreement (SPA) is signed, with the State Authority’s consent.
Can I buy Rumah Selangorku to invest or rent out?
This project is for owner-occupation, not for investment. Transfer of ownership is allowed only after 5 years from the date the sale and purchase agreement (SPA) is signed, with the State Authority’s consent.
Is there a fee to apply?
The LPHS FAQ page does not list any application fee. If anyone asks you for a charge connected with the application, ask for a written explanation of who is collecting it, on what basis and for what, and check with LPHS.
Where is Residensi Lestari 2, and when will it be completed?
Seksyen 31, Kota Kemuning, Shah Alam. Completion is expected in November 2029 (subject to the SPA). The LPHS project list updated on 10 September 2026 shows Residensi Lestari 2 as Jenis E (Type E) in the Bandar Shah Alam mukim, completion year 2029, with both a “developer registration” and an “LPHS registration” entry.
